NBTI to empower Nigerian youths with digital, technological innovations

Director General of the National Board for Technology Incubation, NBTI, Dr. Kazeem Kolawole Raji, has promised to engage in the empowerment of youths in digital and technological innovations for the nation’s economic growth.
Raji, who stated this when he officially took over the mantle of leadership from the immediate past Director General, Dr. Uchenna Patricia Chukwu, in Abuja, explained that the Board remained an economic base in which the Gross Domestic Product, GDP of the country could be grown.
He said: “Presently, what we are doing is electromechanical. And I’m bringing new initiative on emerging technologies. Because when you talk about technology of today, you talk about AI, that’s artificial intelligence.
“You talk about nanotechnology. You talk about blockchain technology. And if you look at what is happening today in Nigeria, you see that a lot of our youths, if you tap their brain, they can become useful to this country and to themselves, rather than for them to engage in all those nefarious activities.
“And most importantly, we are an knowledge based economy where the frontier, top-level elites of most Nigerian youth can be put into place and help drive the economic base of Nigeria, grow our economy, increase our GDP.”
The Director General pointed out that the Board had offices in the 36 states of the Federation and 15 extensions in some states and would ensure grassroots technological advancement.
“First and foremost, let me thank His Excellency President Bola Ahmed Tinubu GCFR for appointing me as the new Director General, CEO of National Board for Technology Incubation, Abuja. Presently, we have offices in 36 states of the Federation and 15 extensions in some other states. That means if you add 36 plus 15, you’d be having like 51 centers”.
“These centers are meant to advance technological innovation and skillsets for our youth to enjoy. If you look at it presently, MBTI is to establish and manage technology incubation center in Nigeria. And the skillset of most of our youth in Nigeria today, you’ll see that a lot of them come up with a lot of innovations.
“Just like very recently, last month in January, in Nigeria, an incubatee of MBTI, Mr. AbdulLateef Olaosebikan, won $1 million in a keenly contested competition in Abu Dhabi. He called that prize award as a Zaihe Sustainable Prize Award. He won it on food category.
“He competed with 5,980 other applicants all over the world. That is to tell you the kind of skillset in Nigerian youth. And that’s part of the reason why, when Mr. President said he’s going to draw water from the dry well.
“Draw water from the dry well means technology. Because the only way you can draw water from the dry well is through technology. And that technology is what I’m here to drive,” he stressed.
On proper packaging of products, Raji stated that, already, a memorandum of understanding had been signed with Kwara State Government in that regard.
“Just last week, I was in Kwara State to sign a memorandum of understanding with Kwara State government with our incubatees and post-incubatees. One of the things I discovered there is about packaging and how we can package our products so that it can rival the international products.
“Presently, we are engaging with NAFDAC and the Standard Organization of Nigeria to have that kind of quality product. Because part of the mandate of MBTI is to commercialize the research products coming out of our incubatees and National Board for Technology Incubation.
“So, I can assure you, with the caliber of people at the Standard Organization of Nigeria and NAFDAC, partnering with them, by next week or so, we’ll be engaging with them officially on how we can work together to help our entrepreneurs in packaging their products very well in view of international standards.
“You don’t have to go somewhere else to look for any product. If you see the kind of product being churn out in Kwara State, you will marvel. Just very recently, somebody came up with the idea of a trytractor.
“And the trytractor, if you see the kind of output coming from this trytractor, if you help this person to commercialize this product, imagine Nigeria as an agrarian nation and we can make use of this thing. We don’t need to go outside to go and import tractors again if we develop our own local entrepreneur. And that is the reason why I’ve always been advocating, even while I was Executive Director in Nigerian Communications Satellite, that the Executive Order 003 and 005 on ICT local content has to become an Act of Parliament.
“It’s not just an Executive Order alone. They have to become an act of Parliament so that if they become law, then Nigerians will embrace our own local technology. We don’t have to go outside to rely on foreign technology.
“And if you are working on your own local technology, you will be rest assured that the capital flight will become a thing of the past and we can shore up our foreign reserve and the fluctuation of Naira and the Exchange Rates today in Nigeria,” Raji further explained.
Earlier, the immediate past Director General of NBTI, Dr. Uchenna Patricia Chukwu said deliberate efforts were made on grassroot development.
“NBTI is an agency that goes across the whole nation, and there is a grassroots project that at the end of the day, if we are able to put in our best, people will also be able to benefit from the dividend of democracy. Thank you very much.
“I am here this morning to start the handing over process, and usually the handing over, I’m expected to have inputs from departments, units, zonal offices and centres to ensure that the handing over note is comprehensive enough for the DG, CEO, incoming.
“So, on my own part, I’ve been able to do just a kind of template that will guide the departments, the heads of units, zonal directors and centre managers for them to be able to submit their inputs.
“And that was what even delayed me a bit. Though I have it in soft copy, but for that of departments and all that, I will give them hard copy here.
“Let me also use this opportunity to welcome my brother to National Board for Technology Incubation. National Board for Technology Incubation is an agency that cuts across the whole nation, and there is a grassroots project that at the end of the day, if we are able to put in our best, our people will also be able to benefit from the dividend of democracy. Thank you very much,” Chukwu said.

THE IMPACTS OF INFRASTRUCTURAL DEVELOPMENT ON PROPERTY VALUES IN FCT ABUJA
Infrastructure is a fundamental driver of urban growth and real estate development across the world. In the Federal Capital Territory (FCT), Abuja, the provision of transportation networks, utilities, social amenities, and communication facilities has significantly influenced property values across various districts and satellite towns.
This article examines the relationship between infrastructural development and property values in Abuja, highlighting the mechanisms through which infrastructure affects residential and commercial real estate markets. The study concludes that improved infrastructure enhances accessibility, stimulates economic activities, attracts investment, and increases demand for properties, thereby resulting in higher property values.
The establishment of Abuja as Nigeria’s capital city in 1976 marked the beginning of a comprehensive urban development programme guided by the Abuja Master Plan. Unlike many Nigerian cities that evolved organically, Abuja was designed to accommodate rapid population growth while ensuring orderly development through the strategic provision of infrastructure.
Infrastructure comprises the physical and social facilities necessary for economic and social activities, including roads, rail systems, electricity, water supply, drainage systems, telecommunications, healthcare facilities, educational institutions, and recreational centres.
Property value refers to the monetary worth of land and buildings as determined by market forces such as demand, accessibility, location, and available amenities.
In the FCT, infrastructure has emerged as one of the most important determinants of property values. Areas with superior infrastructure consistently command higher rents and sale prices than areas with inadequate facilities.
The relationship between infrastructure and property values can be explained by the Hedonic Pricing Theory, which suggests that property prices are determined by the bundle of characteristics associated with a property, including its location and access to infrastructure.
Similarly, the Bid-Rent Theory argues that individuals and businesses are willing to pay higher prices for properties located in areas with better accessibility and lower transportation costs.
These theories indicate that infrastructure contributes directly to the attractiveness and economic utility of real estate assets.
Over the years, the Federal Government and the Federal Capital Development Authority (FCDA) have invested heavily in infrastructure development within the FCT. Major projects include:
– Expansion of arterial road networks and interchanges.
– Development of the Abuja Light Rail system.
– Construction of the Abuja–Kaduna railway corridor.
– Upgrading of the Nnamdi Azikiwe International Airport.
– Provision of water supply and electricity distribution networks.
– Expansion of telecommunications infrastructure.
– Development of schools, hospitals, and recreational facilities.
– Construction of drainage systems and flood control infrastructure.

It’s a well established fact that Infrastructural Development impacts property values in Abuja in many positive ways. Transportation infrastructure, for instance, significantly enhances accessibility by reducing travel time and improving mobility.
Districts such as Maitama, Asokoro, Wuse, Guzape, Jabi, and Gwarinpa have witnessed substantial increases in property values due to their proximity to major road networks and commercial centres. Improved connectivity increases demand for properties because residents and businesses prefer locations that offer convenient access to workplaces, markets, and social amenities.
Recent studies indicate that road infrastructure investments positively influence commercial property investment returns in Abuja.
Increase in Residential Property Values
Residential properties located in areas with reliable infrastructure generally command higher rental and capital values.
The provision of good roads, electricity, water supply, drainage systems, and security infrastructure attracts homebuyers and tenants, thereby increasing demand and driving up prices.
Research on Abuja’s residential property market demonstrates that infrastructure quality significantly affects investment returns and rental performance across different submarkets.
Impact of Rail Transportation Infrastructure
The introduction of rail transport infrastructure has enhanced connectivity between Abuja and its surrounding communities.
Areas such as Kubwa, Idu, and communities located along the Abuja–Kaduna rail corridor have experienced increased real estate demand due to improved accessibility.
Studies on the Kubwa rail corridor found that proximity to rail stations positively influences residential rental values by reducing transportation costs and improving commuting efficiency.
Stimulation of Commercial Activities
Infrastructure attracts businesses and promotes economic growth.

As property prices in the city centre continue to rise, improved transportation networks have encouraged population movement towards satellite towns such as Kubwa, Gwagwalada, Nyanya, Karu, and Lugbe.

Enhancement of Social Infrastructure
The availability of schools, hospitals, shopping centres, parks, and recreational facilities improves neighbourhood quality and enhances property values.
Properties situated near quality social amenities typically command premium prices because they offer greater convenience and improved living standards.
Challenges Affecting Infrastructure-Induced Property Value Growth
Despite the positive effects of infrastructure development, several challenges limit its impact on property values in Abuja:
– Uneven distribution of infrastructure across districts.
– Delays in implementing the Abuja Master Plan.
– Inadequate maintenance of existing infrastructure.
– Traffic congestion in rapidly developing areas.
– High infrastructure development costs.
– Informal settlements and unplanned developments.
– Land administration bottlenecks.
– Speculative land acquisition.
These challenges contribute to disparities in property values across different parts of the FCT.
Policy Recommendations
To maximise the positive impact of infrastructure on property values in Abuja, the following measures are recommended:
1. Ensure equitable distribution of infrastructure across all districts.
2. Strengthen implementation of the Abuja Master Plan.
3. Encourage public-private partnerships in infrastructure financing.
4. Improve maintenance of existing infrastructure.
5. Integrate land use planning with transportation planning.
6. Expand mass transit systems to emerging districts.
7. Improve transparency and efficiency in land administration.
8. Promote smart city initiatives and digital infrastructure.
Conclusion
Infrastructure development remains a major determinant of property values in the Federal Capital Territory, Abuja. Investments in roads, rail transport, utilities, telecommunications, and social amenities enhance accessibility, improve quality of life, stimulate economic activities, and attract private investment.
Empirical evidence indicates that well-developed infrastructure significantly increases residential and commercial property values across Abuja. Areas with superior infrastructure consistently record higher rental incomes, stronger capital appreciation, and increased investor confidence.
As Abuja continues to expand, sustainable and equitable infrastructure provision will remain essential for promoting balanced urban growth and enhancing the long-term performance of the property market.

Women Affairs Commissioner raises alarm over heightening rate of rape, Child Abuse, all forms of gender-based violence in Niger state

The Commissioner for Women Affairs and Social Development in Niger State,Hajiya Hadiza Idris Kuta,has raised deep Concern on the alarming rates of rape,child abus and all forms of gender-based violence across the state.
She warned that the Ministry under her watch will continue to ensure the full prosecution of any culprits in court of competent jurisdiction for offenders to face justice.
The Commissioner who stated this while speaking with journalists in her office in Minna the State capital said the Niger State government will go all out to combat the menace.
Hajiya Hadiza Idris Kuta expressed her worries over the increasing number of rape and child molestation cases being reported and stressed the government’s determination to ensure justice for victims.
The Ministry,according to her, is determined to engage all stakeholders to partner with relevant agencies in the state to bring perpetrators of these heinous crimes to face the full wrath of the law to serve as a deterrent to others.
“ We as a ministry will continue to partner with all stakeholders to ensure that survivors of these crimes get justice in court of competent jurisdiction.
“ We will not allow these to continue in Niger State. The reported cases of rape and child molestation is on the increase in the state. We have so many of these cases in our courts.
“ I was almost shedding tears in court this morning because of the stigmatization the survivors of these heinous crimes are subjected to. We will no longer accept it in Niger State any more” she declared.
The Commissioner revealed that she recently attended a court hearing involving a teenage girl who was allegedly impregnated by her grandfather. According to her, the victim was rescued and received medical attention after her health deteriorated during pregnancy. She said DNA tests later confirmed with a 99.9 percent match that the suspect was the father of the baby. However, she lamented that the suspect was granted bail due to legal technicalities, while the case has been adjourned until July.
Kuta noted that several similar cases are currently before the courts, including one from Kontagora involving the alleged sexual assault of a young girl. She explained that the ministry is working closely with relevant authorities to ensure witnesses are presented and that offenders face justice. She added that the government is exploring legal measures to prevent suspects in serious rape and child abuse cases from easily obtaining bail.
Expressing deep concern over the rising cases of sexual violence, Hajiya Hadiza said Governor Umaru Mohammed Bago has pledged support for stronger action against offenders. She disclosed that plans are underway to establish a committee involving key stakeholders, including the judiciary, the Ministry of Justice, and the Ministry of Women Affairs, to strengthen prosecution processes and secure justice for victims.
The commissioner identified, social stigma, and lack of support from families as major challenges affecting the prosecution of rape cases. She called on parents, community leaders, traditional rulers, and religious leaders to support victims rather than stigmatize them. She also emphasized the need for rehabilitation and psychological support for survivors, many of whom suffer long-term trauma.
Hajiya Hadiza assured residents that the state government would continue to advocate for the protection of women and children, warning that there would be no hiding place for perpetrators of rape and child abuse in Niger State. She called on all stakeholders to work together to address the root causes of the problem and create a safer society for all.

Governor Diri Sympathises With Yenagoa Fire Victims …Calls for Proper Investigation

Bayelsa State Governor, Senator Douye Diri, has empathised with victims of a fire incident that occurred on Friday in the state capital, Yenagoa.
Governor Diri who was represented by his Deputy, Dr Peter Akpe, undertook an inspection visit to the scene of the fire outbreak to ascertain the level of destruction caused by the incident at Baybridge, Kpansia.
The Governor, who led a high-profile delegation of officials of relevant government agencies including the Comptroller of Federal Fire Service, Mr. Diton Amos and the Commissioner of Police, Bayelsa State Command, CP Daniel Iyamah, spoke to newsmen after taking an on-the- spot assessment of the affected structures.
Describing the incident as unfortunate, he however, expressed gratitude to God that no life was lost.
Governor Diri commended the fire service, the police and neighbours who responded to the incident, stressing that but for their swift intervention, the situation could have been worse.
The Governor assured that all relevant agencies would take the necessary steps to unravel the cause of the inferno to decipher whether it was an electrical fault or man-made.
The Bayelsa governor however added that all electrical sources to the affected would remain shut down during the period of the investigation.
His words: “We are here on behalf of His Excellency, the Governor to show concern over what has happened. This is an emergency. However, we give glory to God that no life was lost and that the level of damage did not get beyond what we are seeing.
“Let me commend the efforts of the fire service agency and other relevant agencies and even the neighbours for their swift intervention, if not it would have been worse.
“We will take the necessary action to follow up. The Police, SDS, Comptroller of Fire Services will undertake an investigation to ascertain whether the incident was man-made or it was an electrical fault. Meanwhile, electrical sources to this environment will be shut down for now.”
In his remarks, the Commissioner of Police, CP Daniel Iyamah, explained that as soon as the Command was contacted, he deployed his officers to secure the area, stating that “investigation was ongoing in order to come up with the exact cause of the fire outbreak.”
Director-General, Bayelsa State Emergency Management Agency, (BYSEMA), Hon. Walamam Igrubia, expressed sadness over the sudden incident and assured that his agency would take steps to alleviate the plight of the affected persons.
Hon. Igrubia said: l have deployed my officials to get a list of the victims affected and get information about what has been destroyed. We thank God that no life was lost because that is the most important thing. Whatever that is lost here, we hope that it would be recovered.”
In their separate accounts, a victim of the fire outbreak, Douye Josephine Yallah, who sustained injuries from the fire, said the incident happened at about 9 ‘O clock in the morning and that property worth millions of naira were destroyed.
Also another victim, Miss Blessing Sobotie, and an eyewitness, Pastor Ezekiel Oteigbanyon, narrated that they heard a loud sound and saw smoke billowing from the rooftop and raised an alarm to call the attention of the neighbourhood to the incident.
Miss Sobotie, who described the destruction as massive and devastating, called on the government and other charitable organisations for assistance.
The Deputy Governor, Dr. Peter Akpe was accompanied on the visit by his wife, Dr. Favour Akpe, Commissioner for Health, Prof. Seiyefa Brisibe, his Lands and Survey counterpart, Mr Perepuighe Biewari, Permanent Secretary, Ministry of Local Government and Chieftaincy Affairs, Fred Kemedei and the Permanent Secretary of Women Affairs, Mrs Agnes Oloye, among others.
